Brisbane property: recent momentum matters

Latest value movement: Brisbane dwelling values fell 1.5% in September 2026, according to Cotality. Published 1 October 2026. Source: Cotality.

Houses and units: sale-price context

Domain’s June quarter 2026 stratified medians were $1,212,562 for houses and $790,087 for units. Quarterly changes were +0.4% and −1.2%, respectively. The earlier quarterly result and later monthly value movement measure different periods and different concepts. Source: Domain.

Check the property, location and ownership costs

Define the area you are researching carefully: Brisbane City Council and the wider metropolitan market are different geographies. Compare similar homes within your chosen area and inspect practical access to work, transport and services.

Obtain address-specific flood and planning information from the relevant council and get an insurance quote early. Assess drainage, building condition and maintenance needs. For apartments and townhouses, review body corporate records, financial provisions and planned works. Do not use a city-wide trend to rank an individual home’s exposure or suitability.

Supply context: Queensland

Queensland recorded 3,327 dwelling approvals in August 2026, down 22.5% over the month, seasonally adjusted. Released 30 September 2026. This covers the entire state; it is not a Brisbane supply count. Source: ABS.

Before making a decision

Buyers: investigate the address and total ownership costs before committing. Sellers: ask for recent comparable sales rather than relying on past growth headlines. Investors: use achieved rents for similar homes and model vacancy, repairs, insurance and financing costs. Treat future infrastructure and event-related claims as claims to verify, rather than guaranteed capital growth.

Sources and dates

Every numerical claim above links directly to its publisher. Cotality’s September 2026 value update was published 1 October 2026. Domain medians cover the June quarter 2026. ABS approvals cover August 2026 and were released 30 September 2026. Where cited, ABS lending covers the June quarter 2026, released 14 August 2026; the RBA decision is dated 29 September 2026.

A hedonic value index and a stratified sale-price median measure different things. State approvals are not city supply or completed homes. Review the Cotality index methodology for definitions and revision practices.

General market information does not assess an individual property or your personal circumstances. Practical research suggestions are AREM guidance, rather than forecasts from the cited publishers.
